LSP Developments – Winners of the HealthInvestor Property of the Year 2010

LSP Developments are the proud winners of the HealthInvestor Property of the Year Award for the Freshney Green Primary Care Centre in Grimsby. The property overcame strong competition from a shortlisted group of seven healthcare premises across the UK that were all completed during 2009.

The panel of judges commentated that “the winning development provided excellent value for money and provided innovative ways to provide for future flexibility. It has a strong, simple design that successfully reconciles the needs of multiple users. “

Freshney Green Primary Care Centre

The Centre is a 7012 sqm multi user building providing accommodation for 3 GP practices with in excess of 32,000 patients. Additional occupiers include an integrated pharmacy, an independent NHS Dental practice, a community café together with a range of other health and social care users.

Strong Stakeholder Relationship

The successful delivery of this project is testament to the partnership formed between a large number of stakeholders. The 3 GP practices have all been extremely proactive and forward thinking in their vision of working together and providing a range of new services for their patient population. Assura as funders and long-term landlords not only committed funding for the approved development, but have invested heavily in a large amount of expansion space, to ensure the premises are future proofed.

High Quality Design

Whilst achieving value for money, there were no short cuts in quality throughout both the design and the specification of the building. The internal layout of the building was a fundamental issue to the stakeholders, requiring a methodical and sensitive approach to the design. Whilst the overall building is very large, it is both staff and patient friendly, avoiding endless corridors. Sustainability was at the fore-front of the design, the building having been thermally modelled, including features such as automatic opening roof lights in order to maximise natural ventilation. Outside, the building has a real presence, whilst respecting the adjacent housing development.

Affordability

Above all, it was critical that the project did not only achieve value for money, as should all publicly funded projects, but it had to meet with North East Lincolnshire’s Care Trust Plus financial planning structure going forward. LSP set out a financial framework at day one and this was maintained throughout the process of the development negotiations, including the land acquisition, pharmacy, general development cost and in particular a competitive construction price. This, along with Assura’s long term commitment as investors, enabled the development to be delivered off a rental of approximately £139 per sqm.
